I will never forget the first time I laid eyes on Old Town Marblehead. My husband and I were loosely considering a move from the South Shore, so we went for a drive. Wowza — when we hit Old Town, I was in awe. Was I suddenly on a 5th‑grade field trip, about to pop into one of the homes to churn some butter?


Old Town is heavily preserved by the Marblehead Old and Historic District Commission — exactly what it sounds like. The commission monitors all homes in Old Town to ensure the historic character of downtown remains intact. What does this mean for homebuyers? Anything you want to do to the exterior of your home that’s visible from the street must go before Old and Historic, along with a handful of other rules. Want to paint, change a door, add a window? It all goes through the committee. Windows must be replaced with approved styles, which can be pricey, and window A/C units on the street side? Nope — not allowed. Same goes for mini‑split systems. Keep them in the back, out of view.

Some might find this a hassle, but those who live in Old Town mostly love it. Surrounded by other antique‑home enthusiasts, it’s a magical community — and worth every penny to live there.
